The reassessment of all Manitoba properties is now underway and will apply for 2016 and 2017, the next two year assessment cycle. The new assessments will be based on market values as of April 1, 2014.
In Winnipeg, the Assessment and Taxation Department typically posts the new commercial property assessments on the Department’s website early in May 2015.
Based on past practice, we expect the final 2016 Property Assessment Notices to be issued by the City of Winnipeg Assessment and Taxation Department on or about June 5, 2015; with an anticipated June 25, 2015 deadline to file an appeal with the City of Winnipeg Board of Revision. This short notice leaves little time for a meaningful review of a property’s new assessment.
For property located outside of Winnipeg, the Board of Revision filing deadlines vary by location, and typically range between August and November.
Regardless of whether the new 2016 assessment values provide an increase or decrease, a thorough review is warranted. The purpose of the review is to ensure that the new 2016 value is consistent with the performance of the property as of the new April 1, 2014 valuation date, and to ensure that the assessment of your property is fair and just in relation to the assessments of other properties.
